Rancho Cañada Village is being planned as a mixed-income
neighborhood in order to provide housing opportunities for a variety
of socio-economic levels and needs. The Monterey Peninsula and
Carmel Valley, in particular, are one of the least affordable
areas in the nation to purchase a home. Consequently, many key
members of the community’s workforce are forced to live
in other areas and commute long distances to work — a situation
that makes for a more congested roadway. In this community lacking
the affordable housing options for its workers, Rancho Cañada
Village seeks to be a model of how to provide a full spectrum
of income-restricted homes fully integrated with market rate homes.
All of the homes will be constructed with the same level of detail
and quality. A fundamental goal of Rancho Cañada Village
is to provide housing that does not distinguish a person’s
or families’ income level.
Fifty percent (140 homes) will be deed restricted
affordable and workforce homes as defined by the County of Monterey’s
Housing Ordinances. These homes will have resale restrictions
in order to maintain affordability in perpetuity and be offered
as a first preference to those currently working within the Carmel
Valley Unified School District boundary. The remaining fifty percent
of the homes will be sold at market rate prices as determined
by market conditions at the time of sale. These homes will have
no resale restrictions.
Rancho Cañada Village will be managed
by a Homeowners Association that will be responsible for landscape,
road and park maintenance. Additionally, a Design Review Committee
will be established to ensure that future home improvements or
alterations are consistent with the approved Specific Plan and
Pattern Book.
Rancho Cañada Village is intended to
be an inclusive neighborhood that welcomes people of all incomes,
ages and backgrounds. |
